The plumber came and the short version of the story is the 13 year old water tank had seen better days. Apparently the average life is 10 years. We knew when we moved in to the house this was an item on the short list that might have to be replaced so it was a big shock. It just wasn't a planned expense right before the holidays.
The installation only took a couple of hours and oh my......what a difference! The water warms up so much quicker. Hopefully we can make this one last another 15 years since its more energy efficient. :)
